Position Overview

Our client, a privately-held real estate investment and development firm, is seeking a Director of Asset Management to join their Tampa, FL team. This role will oversee a diversified portfolio of properties and investments, including both equity-owned assets and structured debt positions across multiple property types (multifamily, office, industrial, hospitality, retail, land, and parking). The Director will be responsible for maximizing asset value and returns through strategic oversight of operations, capital projects, and performance optimization. This position reports to senior leadership and requires close collaboration with acquisitions, development, finance, leasing, and operations teams. The Director will help lead an asset management team and drive portfolio strategy in line with the firm's overall objectives.

Key Responsibilities

  • Provide strategic oversight and direction for a diversified portfolio of real estate assets (equity and debt investments) across various property types.
  • Develop and implement asset management strategies aimed at maximizing property value, cash flow, and return on investment.
  • Manage third-party property management firms, ensuring properties are leased, maintained, and operated efficiently in line with budget and performance targets.
  • Lead the budgeting and forecasting process for each asset, including the development and execution of capital improvement plans and major renovation projects.
  • Monitor asset performance through financial analysis, market research, and regular reviews; identify and execute opportunities for value enhancement or repositioning.
  • Prepare and present detailed asset and portfolio performance reports, investment summaries, and strategic recommendations to senior management and investors.
  • Lead and mentor a team of asset management professionals, including setting objectives, providing guidance, and fostering professional development.
  • Collaborate cross-functionally with acquisitions, development, finance, leasing, construction, and operations teams to align efforts and support the firm's overall strategic objectives.
  • Drive portfolio-wide initiatives, including new investment strategies, operational improvements, and risk management measures.
  • Ensure compliance with all relevant financial, regulatory, and reporting requirements.

Qualifications

  • Bachelor's degree in Finance, Real Estate, Business Administration, or a related field; MBA or advanced degree preferred.
  • 5-7+ years of progressive experience in real estate asset management, investment management, or portfolio management, ideally within a private equity or development context.
  • Proven track record of managing multi-asset class portfolios (e.g., multifamily, office, industrial, hospitality, retail, land, and parking) and driving asset value and income growth.
  • Strong financial modeling, analytical, and quantitative skills, with experience in budgeting, forecasting, and evaluating investment performance (NOI, IRR, cash flow analysis, etc.).
  • Experience working with debt investments or loan portfolios (e.g., mezzanine debt, joint venture equity) is a plus.
  • Demonstrated leadership and team management abilities, with experience supervising and developing asset management staff.
  • Excellent communication and presentation skills, capable of effectively interacting with senior executives, investors, and third-party partners.
  • Highly organized, detail-oriented, and proactive, with a strategic, operational mindset and the ability to prioritize multiple projects in a dynamic environment.
  • In-depth understanding of property management, leasing, and capital markets, with the ability to translate market trends into actionable asset strategies.
