Investment Associate

Position Overview
The Investment Associate will be a key member of the acquisitions and capital markets team, responsible for underwriting, due diligence, transaction execution, and strategic analysis across the firm's investment pipeline. This role is ideal for candidates with a strong foundation in real estate finance, a background in investment banking and private equity, and a desire to grow within a fast-paced, entrepreneurial environment.
Key Responsibilities
1. Financial Modeling & Investment Analysis
- Build and maintain complex financial models for multifamily and commercial real estate acquisitions, developments, and recapitalizations.
- Conduct sensitivity analyses, IRR/NPV calculations, and capital stack modeling (including preferred equity and mezzanine structures).
- Analyze historical and pro forma operating statements, rent rolls, and market comps to assess asset performance and upside potential.
- Prepare investment memoranda and presentation materials for internal investment committee and external capital partners.
2. Market Research & Deal Sourcing
- Conduct macro and micro-level market research to support investment theses, including demographic trends, supply/demand dynamics, and competitive positioning.
- Track and evaluate new investment opportunities through broker relationships, off-market channels, and internal sourcing efforts.
- Participate in property tours, broker meetings, and industry events to build market intelligence and expand the firm's sourcing network.
3. Due Diligence & Transaction Execution
- Lead and coordinate due diligence processes, including third-party reports (e.g., environmental, engineering, appraisal), lease audits, and legal review.
- Collaborate with legal counsel and senior leadership on the negotiation of purchase and sale agreements, joint venture agreements, and loan documents.
- Support the closing process and ensure a smooth transition to the asset management team post-acquisition.
4. Capital Markets & Fund Support
- Assist in evaluating and structuring debt financing, including term sheets, lender negotiations, and loan underwriting.
- Support fundraising efforts by preparing investor presentations, pitch decks, and fund marketing materials.
- Maintain and update fund models, investor reporting tools, and performance dashboards.
5. Strategic & Portfolio Initiatives
- Contribute to the development of investment strategies, target market selection, and portfolio construction.
- Collaborate with asset management to monitor asset performance, track KPIs, and identify value-creation opportunities.
- Participate in quarterly portfolio reviews and strategic planning sessions with senior leadership.
Qualifications
Education
- Bachelor's degree in Finance, Real Estate, Economics, or a related field from a top-tier institution.
- MBA or Master's in Real Estate is a plus but not required.
Experience
- 4-6 years of total experience, with at least:
- 2+ years in investment banking (real estate, M&A, or leveraged finance preferred)
- 2+ years in real estate private equity, investment management, or development
- Demonstrated experience underwriting and closing real estate transactions.
Technical Skills
- Advanced Excel modeling skills, including complex cash flow models and equity waterfalls.
- Proficiency in Argus Enterprise, CoStar, and Microsoft PowerPoint.
- Familiarity with Yardi, RealPage, or similar platforms is a plus.
