Role Overview
The Investment Associate will report to the Chief Investment Officer and play a key role in evaluating and executing real estate private equity investments. The position emphasizes underwriting and analysis of multifamily and mixed-use development opportunities.
Key Responsibilities
Deal Sourcing & Evaluation
- Cultivate relationships with developers, sponsors, and brokers in target markets
- Conduct market research and assess investment opportunities across various real estate sectors
- Build and maintain a pipeline of regional investment prospects
Underwriting & Transaction Execution
- Lead due diligence efforts, including site visits and meetings with project stakeholders
- Review and analyze sponsor-provided Excel models
- Independently develop detailed financial models, including cash flow projections, budgets, rent assumptions, debt structures, and return metrics
- Draft investment memoranda covering project details, market insights, financials, and risk assessments
- Support deal execution, including negotiating letters of intent and partnership agreements
Asset Oversight & Portfolio Management
- Monitor investment performance and provide regular updates to internal teams and external investors
- Evaluate key decisions such as refinancing or exit strategies
Qualifications & Skills
- 2-4 years of experience in real estate, with a focus on underwriting and transaction execution
- Advanced Excel modeling skills, including multi-year cash flows, scenario analysis, and waterfall structures
- Strong communication skills, both written and verbal, for presentations, memos, and relationship-building
- Ability to work effectively in a small, geographically dispersed team
- Familiarity with legal documents such as purchase agreements, leases, and operating agreements
Compensation
The role offers a competitive base salary, with potential for performance-based bonuses and carried interest in investment funds.
