Division President - Kansas City
Position Summary:
The Division President is a strategic and operational leader responsible for the overall performance of a homebuilding division. This executive-level role oversees horizontal and vertical construction operations, warranty and financial performance. The ideal candidate is an experienced homebuilding professional who can lead a cross-functional team, drive growth and deliver profitability while maintaining operational excellence and high-quality standards. Recruits, hires, and manages division personnel and ensures the division's organizational structure is appropriate to support current and future operations.
Key Responsibilities:
Strategic Leadership:
- Develop and execute the division's strategic business plan aligning with corporate goals.
- Identify and pursue growth opportunities in target markets, including land acquisition and market expansion
- Represent the division in leadership meetings and provide regular updates on performance, challenges and forecasts.
- Responsible for implementing our strategic plan for the division operations in order to achieve financial objectives and build quality product.
Operational Oversight:
- Responsible for all operations of the division, including administration, production, warranty, product design, land acquisition and development.
- Recruits, hires and manages division personnel and ensures the division's organizational structure is appropriate to support current and future operations
- Ensure timely delivery of high-quality homes and apartments within budget and schedule constraints.
- Monitor construction practices, safety compliance and investor satisfaction metrics.
Financial Management:
- Develop and manage division budgets, forecasts and financial reporting.
- Drive division profitability through cost control, margin management and efficient operations.
- Analyze key performance indicators (KPIs) to identify trends and make data-driven decisions.
Team Leadership & Culture:
- Lead, mentor, and develop a high-performing team; attract and retain top talent.
- Foster a collaborative, results-driven culture focused on accountability and excellence.
Qualifications:
- Bachelor's degree in Business, Construction Management, Real Estate, or related field; MBA preferred.
- 10+ years production homebuilding experience and in a senior management role
- In-depth knowledge in all aspects of the homebuilding industry.
- Knowledgeable in residential real estate laws, zoning requirements and contract language
- Familiarity with local residential housing markets and topographical effects on development.
- Proven track record of managing P&L, leading multi-department teams and scaling operations.
- Ability to multi-task and prioritize several tasks without compromising quality of work or mission deadlines.
- Knowledgeable in basic land development process, financial analysis and proforma creation and property acquisition structures.
