Selby Jennings is partnering with a real estate private equity firm that has deployed over $250 million in AUM across opportunistic development projects throughout the Southeast and Texas. The firm has executed over twenty investments across a dozen markets, with a robust pipeline of future opportunities. Investments span multifamily development and mixed-use urban redevelopment in high-growth cities such as Austin, Dallas, Houston, Atlanta, Charlotte, and San Antonio.

Role Summary:
The Investment Associate will report directly to the Chief Investment Officer and play a key role in underwriting and executing real estate investments. This position will focus on multifamily and mixed-use development projects, supporting the full investment lifecycle from sourcing through asset management.

This role is completely remote, and this person needs to be located in Dallas, Texas.


Key Responsibilities

Underwriting & Deal Execution

  • Conduct market due diligence, including site visits and meetings with developers.
  • Analyze sponsor-provided proformas and independently build detailed Excel models.
  • Develop cash flow projections, budget assumptions, debt structures, and waterfall analyses.
  • Prepare comprehensive investment memos covering market dynamics, financials, risks, and returns.
  • Support transaction execution, including LOI negotiations and operating agreement reviews.

Sourcing & Market Evaluation

  • Build and maintain relationships with developers, brokers, and market participants.
  • Conduct market research and evaluate opportunities across multifamily and mixed-use sectors.
  • Manage and track a regional investment pipeline.

Asset Management

  • Monitor investment performance and provide regular updates to internal stakeholders and external investors.
  • Evaluate capital events such as refinancing or exit opportunities.

Qualifications

  • 2 - 4 years of experience in real estate investment, with a strong focus on underwriting and transactions.
  • Advanced Excel modeling skills, including 5-10 year proformas, debt structuring, scenario analysis, and LP/GP waterfall modeling.
  • Strong written and verbal communication skills for memos, presentations, and relationship management.
  • Ability to work independently within a small, distributed team.
  • Familiarity with real estate legal documentation (purchase contracts, operating agreements, leases).
