Director of Capital Strategies
About the Role
We are seeking a strategic and analytical leader to join our team as the Director of Capital Strategies, with a specialized focus on financial modeling and underwriting within the real estate vertical. This role will be instrumental in shaping capital deployment strategies, optimizing deal structures, and driving investment performance across a diverse portfolio of real estate assets.
Key Responsibilities
Capital Strategy Development
- Lead the development and execution of capital strategies aligned with the firm's investment objectives.
- Evaluate and recommend optimal capital structures for acquisitions, developments, and recapitalizations.
Financial Modeling & Underwriting
- Build and oversee complex financial models for real estate transactions, including acquisitions, dispositions, and joint ventures.
- Underwrite real estate investments across asset classes (e.g., multifamily, office, industrial, retail).
- Conduct scenario analyses, stress testing, and sensitivity analyses to support investment decisions.
Transaction Support
- Partner with acquisitions, development, and asset management teams to evaluate new opportunities.
- Support due diligence efforts, including financial, market, and operational assessments.
- Interface with lenders, equity partners, and internal stakeholders to structure and negotiate deals.
Market Intelligence & Risk Management
- Monitor capital markets trends, interest rate movements, and macroeconomic indicators.
- Identify risks and opportunities in capital markets and recommend mitigation strategies.
Team Leadership & Collaboration
- Mentor junior analysts and associates in modeling best practices and underwriting standards.
- Collaborate cross-functionally with finance, legal, and operations teams.
Qualifications
- Bachelor's degree in Finance, Real Estate, Economics, or related field; MBA or CFA preferred.
- 8-12+ years of experience in real estate investment, capital markets, or private equity.
- Deep expertise in financial modeling, underwriting, and capital structuring.
- Strong understanding of real estate valuation, debt/equity instruments, and market dynamics.
- Proven track record of leading complex transactions and capital strategy initiatives.
- Excellent communication, negotiation, and leadership skills.
