SFR/BTR Acquisitions Senior Associate

A private real estate investment firm specializing in single‑family rental (SFR) and build‑to‑rent (BTR) communities is seeking an Acquisitions Associate or Senior Associate to support the expansion of its national portfolio. The firm focuses on acquiring, developing, and operating high‑quality rental homes in high‑growth markets, with an emphasis on disciplined underwriting, operational excellence, and long‑term value creation.

This role is ideal for a candidate who thrives in a fast‑paced, entrepreneurial environment and wants to take meaningful ownership of sourcing, analyzing, and executing SFR/BTR investments.

Key Responsibilities

Sourcing & Market Intelligence

  • Deal Sourcing - Identify acquisition opportunities across scattered‑site SFR, portfolios, and BTR communities through broker relationships, homebuilders, developers, and off‑market channels.

  • Market Analysis - Evaluate target MSAs and submarkets using demographic trends, rent growth, supply pipelines, and neighborhood‑level data.

  • Pipeline Management - Maintain and prioritize a robust pipeline of active and prospective deals.

Underwriting & Financial Analysis

  • Financial Modeling - Build and maintain acquisition models for individual homes, portfolios, and BTR developments, including rent comps, expense assumptions, renovation budgets, and exit scenarios.

  • Investment Committee Materials - Prepare memos, sensitivity analyses, and presentations for internal approval.

  • Valuation - Conduct valuation using DCF, comparable sales, cap rate analysis, and yield‑on‑cost metrics.

Transaction Execution

  • Due Diligence - Coordinate inspections, lease audits, HOA reviews, title work, surveys, and third‑party reports.

  • Renovation Scoping - Work with construction and asset management teams to estimate CapEx and turn costs.

  • Closing Process - Manage timelines, negotiate terms, and support legal documentation through closing.

Cross‑Functional Collaboration

  • Partner with asset management to refine underwriting assumptions and transition assets post‑closing.

  • Work with property management teams to validate rent comps, operating expenses, and lease‑up expectations.

  • Coordinate with capital markets on financing structures, lender requirements, and portfolio‑level strategy.

Qualifications

  • 2-6 years of experience in real estate acquisitions, investment banking, private equity, development, or SFR/BTR operations.

  • Strong proficiency in Excel, financial modeling, and investment analysis.

  • Familiarity with SFR operating metrics, including rent‑to‑income ratios, maintenance cost structures, and renewal trends.

  • Experience working with homebuilders, land developers, or broker networks is a plus.

  • Ability to manage multiple deals simultaneously with strong attention to detail.

  • Excellent communication skills and comfort presenting to senior leadership.

  • Entrepreneurial mindset with the ability to work independently and take initiative.
