BTR Development Associate
Overview
We are seeking a highly motivated Development Associate to join a growing real estate platform focused on the development of Build-to-Rent (BTR) communities across the Southeast United States. This role will support the full lifecycle of ground-up residential development projects, including site selection, underwriting, entitlements, design coordination, capitalization, and execution.
The ideal candidate will have a strong foundation in real estate finance and development, with a specific interest in horizontal and/or vertical BTR communities (single-family rental, townhome, or cottage-style product).
Key Responsibilities
Development Execution
- Assist in managing the end-to-end development process for BTR communities, from acquisition through delivery and stabilization
- Coordinate with internal teams and external partners including architects, engineers, general contractors, and consultants
- Support entitlement and zoning processes, including municipal coordination and public meetings
- Track project schedules, budgets, and key milestones to ensure timely delivery
Acquisitions & Underwriting
- Build and maintain detailed financial models for ground-up BTR developments (returns analysis, sensitivity, development budgets)
- Evaluate new investment opportunities across the Southeast, including site selection and feasibility analysis
- Conduct market research (rent comps, absorption trends, supply pipeline, demographic analysis) specific to BTR product
Qualifications
- 2-4 years of experience in real estate development, acquisitions, or investment
- Exposure to ground-up residential projects (multifamily, single-family rental, or BTR preferred)
- Strong financial modeling skills (Excel proficiency required)
- Knowledge of development underwriting, budgets, and capital structures
- Bachelor's degree in Real Estate, Finance, Business, or related field
