Location: Southeast U.S. (Hybrid/Remote)
A private real estate development and investment firm focused primarily on Multifamily, build-to-rent, and development in the Southeast is looking to add a Director of Capital Markets to their team. You would be responsible for leading efforts in sourcing, structuring, and securing both institutional LP equity and debt financing across their development pipeline. Additionally, you would be responsible for cultivating relationships with Family Offices, UHNWIs, and RIAs to directly fund project-level investments. The ideal candidate has deep experience in real estate private equity, fund or project-level capital formation, and structured finance.
The Director of Capital Markets/Investor Relations will be responsible for:
- Source, structure, and close LP equity investments with Family Offices, UHNWIs, and RIAs.
- Develop and maintain relationships with JV equity partners, co-GP investors, and strategic capital partners.
- Support deal structuring, investor due diligence, and investment committee presentations.
- Collaborate with executive leadership to design optimal capital stacks for development projects.
- Identify and secure optimal financing solutions for projects, including bank construction loans, bridge loans, and private debt.
- Manage lender relationships and coordinate underwriting, term sheets, and closings.
- Negotiate loan terms, oversee extensions, and monitor debt covenant compliance.
- Develop capital markets strategy to align with company growth objectives and project timelines.
- Monitor real estate capital market trends and advise leadership on funding opportunities and risks.
- Collaborate with finance, accounting, and development teams to ensure accurate and timely information for capital partners.
The Director of Capital Markets/Investor Relations should have:
- 7+ years of experience in real estate capital markets, investment banking, or private equity.
- Proven success raising institutional LP equity or structured joint-venture capital.
- Strong lender and investor network, including family offices, private equity funds, and banks.
- Comprehensive understanding of real estate underwriting, deal structures, and financial modeling.
- Excellent relationship management, negotiation, and communication skills.
- Bachelor's degree in finance, business, or a related field; MBA preferred.
