Asset Management Associate
Position Summary
The Asset Management Associate will support the oversight and performance optimization of our client's multifamily portfolio across the Sunbelt region. This individual will play a key role in financial analysis, property‑level performance review, reporting, and strategic value‑enhancement initiatives for both stabilized and development‑to‑core assets within the firm's vertically integrated platform.
The ideal candidate brings strong analytical capabilities, experience with multifamily operations, and the ability to collaborate with property management, development, construction, and senior leadership.
Key Responsibilities
Portfolio & Property Performance
- Monitor operating performance for assigned multifamily assets, including occupancy, rent growth, leasing velocity, expense trends, and capital plan execution.
- Identify and recommend value‑enhancing initiatives aligned with their strategy for high‑growth Sunbelt markets.
- Participate in quarterly and annual business plan reviews for both stabilized and development projects.
Financial Analysis & Reporting
- Build and maintain detailed asset‑level financial models, including monthly/quarterly reforecasts, NPV/IRR analysis, variance reporting, and hold/sell evaluations.
- Prepare internal reporting packages for senior leadership, investor relations, and capital markets teams.
- Support budgeting and operating plan development with internal stakeholders and third‑party property managers.
Asset Strategy & Execution
- Support execution of property‑specific strategies across operations, marketing, CapEx, and revenue management programs.
- Track and manage CapEx and renovation programs in coordination with construction management teams.
- Assist with lender compliance, including quarterly reporting, DSCR tests, covenant tracking, and property inspections.
Cross‑Functional Collaboration
- Coordinate with their development, construction, operations, and acquisition teams to ensure alignment across the asset lifecycle.
- Maintain strong communication with third‑party property managers, leasing teams, and regional operations leaders.
Qualifications
- Bachelor's degree in real estate, finance, business, or a related field; Master's preferred.
- 2-4 years of experience in asset management, multifamily operations, real estate private equity, or investment management.
- Strong financial modeling skills (Excel proficiency required).
- Familiarity with Yardi, RealPage, or similar property management systems.
- Demonstrated understanding of multifamily fundamentals, operational drivers, and Sunbelt market dynamics.
- Excellent communication skills and the ability to collaborate within a vertically integrated structure.
- Detail‑oriented, organized, and capable of managing multiple priorities in a fast-paced environment.
