Regional Managing Director, Industrial Acquisitions - Southeast

The Regional Managing Director, Industrial Acquisitions - Southeast will support the acquisitions team in sourcing, underwriting, and executing industrial real estate investments across the Southeast region. This role is critical in identifying and evaluating both on-market and off-market opportunities that align with the company's strategic priorities.

The ideal candidate is entrepreneurial, highly motivated, and possesses strong analytical skills to identify and execute opportunistic transactions. While preference is given to candidates located in the Atlanta Metro area, other locations with a significant industrial presence across the Southeast will be considered.


Key Responsibilities

  • Source new industrial acquisition opportunities across the Southeast, including both marketed and off-market deals.
  • Expand the company's industrial real estate footprint throughout the region.
  • Build and maintain relationships with brokers, principals, and other key players in the industrial real estate space.
  • Demonstrate recent transactional experience in sourcing and closing commercial real estate equity investments in both primary and secondary MSAs.
  • Present new acquisition opportunities to senior leadership.
  • Conduct property tours and site visits to support due diligence efforts.
  • Lead and manage financial modeling in Excel, including complex waterfall structures.
  • Oversee transactions from inception to completion, including LOI drafting, purchase and sale agreement negotiations, loan structuring, and dispositions.
  • Participate in initial investment screenings to assess alignment with company objectives.
  • Coordinate due diligence efforts, including communication with brokers, lenders, consultants, and other third parties.
  • Draft investment memorandums and internal presentations.
  • Research market data, demographics, sales comps, and rent comps.
  • Prepare marketing materials for capital markets initiatives.
  • Support project management, financing, design, and budgeting decisions for acquisitions and developments.
  • Maintain and update financial summaries at the portfolio level.

Qualifications

  • 10-15 years of relevant experience in real estate investment or investment sales.
  • Bachelor's degree in Real Estate, Finance, Accounting, or a related field, with strong academic performance.
  • Knowledge of development, zoning, and real estate analytics.
  • Deep understanding of industrial property valuation and deal-level metrics.
  • Strong grasp of commercial real estate market dynamics, including:
    • Capitalization rates and price per square foot
    • Competitive advantages/disadvantages of industrial buildings
    • Lease comparables and tenant specifications
  • Proficiency in ARGUS and advanced Excel modeling.
