About the Firm
We're currently partnered with an entrepreneurial firm who is looking to bring on a hungry and eager individual to their property management team. They own and operate 700k square feet of Industrial property, most of these assets having being owned for 15+ years, and near 100% leased out.
Position Overview
The Property Manager will oversee a portfolio of industrial assets located in the Bay Area, ensuring efficient operations, strong tenant relationships, and consistent financial performance. This role is ideal for a hands-on, proactive manager who understands the nuances of industrial real estate-such as triple-net leases, building systems, capital planning, and vendor oversight.
Key Responsibilities
Operations & Tenant Relations
- Serve as the primary point of contact for tenants, ensuring high levels of satisfaction and timely resolution of issues.
- Conduct regular property inspections to monitor building conditions, deferred maintenance, security, and compliance with lease obligations.
- Manage tenant move-ins/move-outs, improvements, and coordination of service requests.
- Enforce lease terms and operating policies across the portfolio.
Financial Management
- Prepare, manage, and implement annual operating budgets and capital expenditure plans.
- Review and approve vendor invoices, CAM reconciliations, and monthly operating reports.
- Administer NNN lease structures, tracking recoverable expenses and ensuring accurate billing.
- Support ownership with financial analysis, forecasting, and reporting as needed.
Maintenance & Capital Projects
- Oversee all maintenance, repairs, and building operations for industrial assets, including HVAC, roofing, loading docks, fire/life safety systems, and warehouse infrastructure.
- Coordinate with project managers, engineers, and contractors on capital improvements.
- Ensure preventive maintenance schedules are up-to-date and executed consistently.
Vendor & Contract Management
- Source, negotiate, and manage service contracts, including landscaping, janitorial (if applicable), parking, security, and building systems vendors.
- Maintain performance standards, SLAs, insurance compliance, and ongoing quality oversight.
Compliance & Risk Management
- Ensure properties comply with all local, state, and federal regulations (including ADA, fire/life safety, and environmental requirements).
- Manage insurance claims and risk mitigation programs.
- Maintain complete and accurate property documentation.
Qualifications
- 2-6+ years of property management experience, preferably with industrial or flex properties.
- Strong knowledge of industrial building systems, NNN lease administration, and tenant operational requirements.
- Familiarity with Northern California markets; Bay Area experience highly preferred.
- Excellent communication, negotiation, and tenant-service skills.
- Proficiency with property management software (e.g., Yardi, MRI, or similar).
- Ability to work independently, manage multiple assets, and travel locally within the region.
- Bachelor's degree in real estate, business, finance, or a related field preferred.
- CPM or RPA designation a plus.
