Overview
This Associate position is a key role within a real estate private equity team focused on acquiring and managing a diversified portfolio of real estate investments across the United States. The team specializes in acquiring standing assets and enhancing them through renovation, repositioning, re-tenanting, and selective development in supply-constrained markets.
Position Summary
The Associate will support the evaluation, acquisition, development, and asset management of real estate investments across various property sectors including industrial, multifamily, office, retail, hotel, and others. Responsibilities include financial modeling, market research, due diligence, and active involvement in asset management and dispositions. The role offers the opportunity to grow into sourcing new deals and building industry relationships.
Key Responsibilities
- Build detailed financial models for acquisitions and developments, with a focus on value-add and opportunistic deals.
- Conduct asset-level and market-level due diligence.
- Analyze capital structures, business plans, and performance risks through engagement with sponsors and market participants.
- Evaluate physical and operational characteristics of properties.
- Assess revenue, expenses, capital expenditures, tenant credit, and lease structures.
- Identify demand drivers and gather market intelligence through fieldwork and direct contact with brokers, appraisers, and developers.
- Forecast market rent, absorption, vacancy, and liquidity.
- Evaluate development team capabilities and execution risk.
- Present investment conclusions to senior leadership and participate in investment committee discussions.
- Support ongoing asset management, including financing, refinancing, and disposition strategies.
- Review legal documentation in collaboration with internal teams and external counsel.
Qualifications
- Bachelor's degree in Business, Finance, Real Estate, or a related field with strong academic performance.
- 2-4 years of experience in finance, preferably in real estate investment banking or private equity.
- Advanced proficiency in Excel; ARGUS experience is a plus.
- Strong PowerPoint skills.
- Highly motivated, collaborative, and capable of thriving in a fast-paced environment.
- Willingness to travel as needed.
