Job Overview:

The Senior Associate - Portfolio Management (PFM) will play a critical role in managing portfolio and investment-level analytics, reporting, and strategic initiatives. This individual will act as a key liaison between asset management, investor relations, finance, and senior leadership. The role requires a strong foundation in real estate financial modeling, fund-level analytics, valuation methodologies, and investor communications. The Associate / Senior Associate will drive portfolio initiatives and oversee the preparation of fund and investment-level deliverables, with a key focus on implementing and leading cross-departmental processes to support these efforts.

Key Responsibilities:

Fund, Portfolio, and Investment Analytics

  • Maintain and enhance fund & investment-level financial models, including forecasts, cash flow projections, waterfalls, and capital account tracking.
  • Prepare and analyze monthly, quarterly, and annual portfolio performance summaries, highlighting key drivers of performance, trends, and risk factors.
  • Run scenario analysis and sensitivity testing across the portfolio for strategic decision-making (e.g., refinancing, recapitalizations, sales).

Investor Reporting & Relations

  • Lead the preparation of quarterly investor reports and presentations, including detailed fund and investment performance narratives and metrics.
  • Respond to ad-hoc or scheduled investor data requests and diligence questions in collaboration with Investor Relations and senior leadership.
  • Partner with accounting & finance to reconcile NAVs and track equity commitments, distributions, and return metrics.

Valuations and Business Planning

  • Direct the quarterly investment valuation process, updated valuation models, and prepare valuation summaries and reports in conjunction with asset management.
  • Oversee modeling best practices, enhancements, and consistencies across the portfolio.
  • Coordinate and contribute to annual portfolio and asset-level business planning and budgeting efforts by developing robust and consistent reporting requirements, managing timelines, and consolidating individual asset strategies into broader fund strategy.

Portfolio-Wide Strategic Projects & Technology

  • Lead and support strategic initiatives across the portfolio such as technology deployments, new data infrastructure rollouts, debt covenants and compliance tracking, property tax appeals, etc.
  • Collaborate with cross-functional teams (acquisitions, development, operations) to ensure strategic alignment at the portfolio level.
  • Own the asset/portfolio management reporting and analytics software overseeing maintenance and strategic enhancements
  • Develop and maintain KPI dashboards, portfolio health scorecards, and benchmarking analyses.

Qualifications:

  • Bachelor's degree in Finance, Economics, Real Estate, Accounting or related field. MBA, CFA, or Master's in Real Estate preferred.
  • 5-9 years of experience in real estate investment management, private equity, or fund operations, with a strong focus on multifamily preferred.
  • Proven expertise in real estate fund modeling, cash flow modeling, and advanced Excel-based analytics.
  • Strong working knowledge of investor reporting standards, fund structures, and performance metrics (e.g., IRR, equity multiple, preferred return waterfalls).
  • Excellent written and verbal communication skills, with an ability to clearly convey complex information to stakeholders.
  • High attention to detail, strong project management skills, and ability to manage multiple workstreams under tight deadlines.
