Associate - Real Estate Credit

Key Responsibilities

Investment Analysis

  • Assess new financing opportunities, with a focus on development and transitional real estate projects
  • Review appraisals, project budgets, business plans and sponsor credentials
  • Analyse loan metrics including LTC, LTGDV and coverage ratios
  • Prepare sensitivity testing and downside scenarios to evaluate risk

Financial Modelling

  • Build, refine and audit financial models for development and transitional assets
  • Evaluate cash flow forecasts, exit assumptions and contingency requirements
  • Support the design and comparison of senior, stretch‑senior and mezzanine structures

Transaction Execution

  • Draft investment committee materials and credit papers
  • Support due‑diligence workstreams including legal, valuation and technical reviews
  • Liaise with external advisors such as valuers, monitoring surveyors and legal counsel
  • Contribute to negotiating and documenting loan terms

Portfolio Support

  • Monitor active loans and ongoing project performance
  • Review borrower updates and financial reporting
  • Assist with covenant tracking and internal credit reporting

Candidate Profile

Experience

3-7+ years from one or more of the following:

  • Real estate debt funds or alternative lenders
  • Development finance teams
  • Structured finance or credit groups within banks
  • Real estate private equity or investment platforms

Ideal candidates will bring:

  • Experience with development or transitional real estate assets
  • Strong working knowledge of investment and credit underwriting
  • Familiarity with appraisals, project budgets and risk assessments

Technical Skills

  • Advanced Excel and financial modelling capability
  • Strong understanding of development appraisals and cash flow dynamics
  • Knowledge of common real estate lending structures (LTC, LTGDV, etc.)
  • Ability to interpret valuation reports and technical due‑diligence outputs

  • Highly analytical with exceptional attention to detail
  • Commercially astute with strong problem‑solving ability
  • Comfortable operating in a fast‑moving, transaction‑driven environment
  • Clear, concise communicator with strong written skills
