Acquisitions Associate
Overview
We are partnering with a growing real estate private equity firm focused on acquiring, repositioning, and operating multifamily assets across major U.S. markets. The firm is seeking an Acquisitions Associate to support the sourcing, underwriting, execution, and asset transition of new investment opportunities. This individual will work closely with the acquisitions team and senior leadership to evaluate prospective investments and drive transaction execution from initial review through closing.
Responsibilities
- Analyze and underwrite multifamily acquisition opportunities using detailed Excel financial models.
- Review rent rolls, operating statements, market data, and property-level performance metrics.
- Build discounted cash flow (DCF), leveraged return, sensitivity, and waterfall analyses.
- Assist in preparing investment committee memorandums and presentation materials.
- Conduct market research on target geographies, competitive properties, and supply/demand fundamentals.
- Coordinate due diligence processes, including third-party reports, property inspections, legal review, and financing workstreams.
- Interface with brokers, lenders, attorneys, consultants, and operating partners throughout transaction execution.
- Support financing efforts by evaluating debt terms and coordinating with lending partners.
- Monitor acquisitions pipeline and maintain investment tracking and reporting tools.
- Assist with portfolio performance analysis and asset transition activities following closing.
Qualifications
- Bachelor's degree in Finance, Real Estate, Accounting, Economics, or related field.
- 2-5 years of experience in real estate acquisitions, investment sales, real estate investment banking, private equity, commercial real estate lending, or valuation/advisory.
- Strong understanding of multifamily real estate fundamentals and investment metrics.
- Advanced Excel financial modeling skills.
- Experience underwriting multifamily transactions preferred.
- Familiarity with DCF analysis, IRR, equity multiple, debt sizing, and waterfall structures.
- Strong analytical, organizational, and communication skills.
- Ability to manage multiple transactions simultaneously in a fast-paced environment.
