Position Overview

The Regional Managing Director - Industrial Acquisitions (Southeast) will lead sourcing, underwriting, and execution of industrial investments in the Southeast region. This role is critical for identifying on-market and off-market opportunities aligned with the firm's strategic priorities.

Ideal Candidate: Entrepreneurial, highly motivated, and analytically strong, with proven experience in industrial acquisitions and development.

Key Responsibilities

  • Deal Sourcing: Identify and secure new industrial investment opportunities (on/off-market) in the Southeast region.
  • Market Expansion: Grow the firm's industrial footprint across primary and secondary MSAs.
  • Relationship Management: Build and maintain relationships with brokers, principals, and industry stakeholders.
  • Transaction Leadership:
    • Manage deals from LOI through closing (including PSA negotiations, debt structuring, and dispositions).
    • Interface with debt brokers and negotiate lender term sheets.
  • Develop and oversee complex financial models (Excel, waterfall structures).
  • Conduct market research (sales comps, rent comps, demographics).
  • Participate in initial screenings and due diligence coordination. Draft investment memorandums and prepare presentations for internal/external stakeholders.
  • Maintain and update portfolio-level financial summaries.

Qualifications

  • 10-15 years in real estate investment or investment sales, with recent transactional experience in industrial acquisitions.
  • Bachelor's degree in Real Estate, Finance, or Accounting (academic excellence required).
  • Proficiency in ARGUS and advanced Excel modeling.
  • Strong understanding of industrial property valuation and deal metrics.
  • Capitalization rates, price per square foot, lease comparables, tenant specifications.
  • Familiarity with development, zoning, and analytics.
